We are compensated by the homebuilder or home seller because we’re an authorized, licensed real estate brokerage. Typically, we are paid 3% by the homebuilder at closing. There are situations when we only receive as little as 1% and other times when we receive as much as 4% or 5%.
House X Lab then invests 67% of the earned commission to provide electricity at ZERO COST for up to two years. For example: $400,000 purchase price X .03 = $12,000 X 67% = $8,040 of Electricity at ZERO COST.
In addition, we will Unlock Builder and Mortgage Incentives that may not be published.
Absolutely not! In fact, all rates offered through House X Lab are either the same as, or below, what your client could get on their own.
It is important to know that the “Asking Price” is not necessarily the eventual “Sales Price”.
No. In addition to representing consumers that buy homes, the House X Smart Home Marketplace is a one-stop shop for setting up all utilities and home services. We help clients connect electricity, water, gas, TV, internet and smart home security.
Yes! Half of what we do is educate you on their situation, so we’d be happy to let you know you don’t have to worry about who their utility providers are. Plus, we can still help with their TV, internet, phone and security/home automation.
Only about 10 minutes! Compare that to the 2 – 3 half days it would take if they were to do it all on their own, and you can really see the time savings! If they need to take longer with us to ask some extra questions then we’re happy to spend more time with you, but we can typically get what we need in about 10 minutes.
We would if we could, but we can’t. Because you might be able to imagine the problems that would follow if non-account holders were able to disconnect other people’s service, only an account holder can process a cancellation of a utility or home service connection. We’re happy to assist though and can walk your client through what they need to do to process the disconnections.
We’re so glad you asked! If you had set up their utilities on their own, they would be looking at a lot of calls with a lot of hold time to a handful of different companies. If they worked with us, it’s one quick and easy call to their Personal Concierge who will change the activation and installation dates on your behalf.
Yes! We’re happy to help anyone who would like to use our professional services. We can look over all of their utility and home service bills and see if we’re able to improve your service packages.
We will never sell your information to anyone. Additionally, any personal information collected to set up services is deleted from our secure system after all their orders have been placed and activated.

House X Lab VIP Homebuyer Agreement
When you become a VIP Buyer there are a number of very important benefits that we will provide at no cost to you.
1. We recommend that you get pre-approved for your home loan. We can help coordinate a meeting for you with the Builder’s preferred lender.
2. We will automatically email you regular updates of homes that match your home buying criteria. With this information, you can pick the homes you like and we will schedule appointments and tours with the home builder’s sales representatives.
3. We will use our experience, data, and relationships to ensure you get the best home for the best possible price. We will discuss strategy with you regarding offer price, financing terms, possession date, etc. We will introduce you and provide your VIP registration to the Builder, and help coordinate your next steps, prior to your visit.
4. We will provide you with Free Electricity for up to 2 Years - we pay for your electricity. The amount of electricity is based on several factors:
- Commission paid to House X by Seller
- Energy Efficiency of your new home
- KwH cost from the Electricity provider
- Household size and consumer behavior
In return for these services:
1. You agree to inform Builder Sales Representatives that House X is your Exclusive Broker by presenting a copy of the Executed VIP Buyers Representation Agreement
2. You agree to allow House X to represent you whenever you see a new home that you want to view. This means that you will let us know when you want to view a home, and advise builders that House X is your Exclusive Broker. If you want to view a home, make an offer, or take advantage of our many benefits, you will do this through House X.
